CREATING AN EXTRA BEDROOM

We really don't want to move. Our mortgage is over half way paid, we will be mortgage free before we turn 45. If we were to move then we would have to get a much bigger mortgage but not get much more space. All the three bedroom houses we've looked at within budget aren't actually any bigger, just have have smaller rooms and therefore a third bedroom. It just doesn't make sense to double our mortgage for no extra gain so instead of moving we're going up and creating an extra bedroom in the loft.

We don’t have a huge house but we love it. It’s a Victorian terrace so has gorgeous high ceilings, big rooms and big widows letting in so much light. We love living here, we love where it is BUT we only have two bedrooms and we need three.

Our master bedroom is huge so will easily accommodate creating a new staircase & landing up to the new bedroom without loosing too much space from our room.This way we get a proper room with safe access, plus if we do decide to sell the house in future it will be able to be marketed and priced as a three bedroom house.

The only issue we’ve got with creating a third bedroom is that the loft is not as spacious as you’d think. The slope of the roof means you have less usable space. The eaves could be used for storage but if we’re going to the expense of converting then I want to create as much space as possible. The way we can do this is by creating a dormer loft conversion.

A dormer is an extension to the loft which gives much more floor space than a standard conversion. This is because the dormer projects out from the roof so you gain so much extra head height across the room meaning much more usable space. Ours would be similar to this but wider and on the back of the house so that the front doesn’t affect the look of the street.

We can have stunning large VELUX windows to let in so much light. I’d hate to spend so much on a loft conversion for it to look like a dark attic. Then as it’s going to be a room for the teenager we want him to have his privacy and a good night’s sleep so VELUX black out blinds would be perfect.

Having the loft conversion will be perfect for us a family, it will give us space for our family to grow without having to move from our home.

    Oh I think extensions are often the way to go. I love our house and where it is and couldn’t imagine wanting to move from it. That being said it isn’t perfect and there are definitely things we would want to do to make it the so say dream home. Our long term plan is to have a kitchen extension, creating a big kitchen diner living area with bi folds. One day eh…

    I think dormers are such a great idea to add that extra space. The previous owners of our home had a loft conversion done so thankfully it’s all extended and it’s a huge space but not terribly well laid out so we’re going to be reconfiguring it at some future point for sure.     Go for it! I wouldn’t move either if I was going to be mortgage free by the time I was 45. You can create lovely loft spaces with Velux windows can’t you. Pinterest has some gorgeous ideas that get me dreaming every time.

    I’m afraid I’ve no experience of creating a loft conversion but extending our home is something we’ve considered. This Autumn sees our neighbours extending their home and as I write this I can hear the diy addicted builder at work. #HomeEtc
